Welcome Homeowners!

Here's our prep list to ensure your home is ready to be captured at its best ever! By having these preparations done before we arrive, we can move efficiently through your home and capture the best possible images.

What To Expect

We are LUXOS Studios! We thrive on making your home look the best it can through our photography and videography abilities. We look forward to capturing your home's unique style.

Once we arrive, we like to do a walkthrough if possible. During the walkthrough, we like to know special items about the house! Do you have custom work, one-of-a-kind tiles, interesting foliage? We like to know these things so we can capture those unique characteristics.

Please Note

For your safety and ours, there are a few things we don't do:

  • Touch toiletry items (brushes, soaps, laundry) for sanitary purposes
  • Make beds, clean rooms, dust, or remove items
  • Pick up items inside or outside (toys, hoses, yard equipment)
  • Move or rearrange indoor furniture
  • Photoshop structural changes (damaged walls, stained floors, power lines)
  • Remove vehicles from photos

General Preps

Start here — these apply to every room in the house.

Ensure the entire home has been cleaned (vacuumed, swept, mopped, cleaned windows/mirrors)
Please have all overhead lights and lamps on with working bulbs that are all the same temperature
Turn all ceiling fans, TVs, and computer screens off
Open all blinds and/or curtains to allow natural sunlight in
Remove personal photographs (neutral art/nature/landscape images okay)
Ensure all beds are made
Place all shoes and jackets in a closet

Exterior Prep

First impressions matter — the outside of your home sets the tone for everything.

Make sure the porch is cleaned and tidied up (outdoor furniture placed properly with no extras)
Fresh or not faded/sunburned cushions and/or pillows
Clear the yard of small kid toys
Ensure garage door(s) are closed
Remove cars from driveway and away from the front of the house
Please have landscaping done to the best of your ability (mow, trimmed shrubs, cleared away debris)
Hide water hoses, empty planters, trash cans, and outdoor cleaning supplies

Kitchen Prep

The kitchen sells homes — let's make sure yours looks magazine-ready.

Make sure counter tops are completely cleared (remove knife blocks, spice racks, papers, etc)
You may leave one main appliance (blender, coffee maker, etc) — place all others in a cabinet
Ensure there are no dishes in the sink or drying rack
Please remove all magnets, papers, pictures from the refrigerator
Cooking books, fresh fruit dishes, small decor is okay

Dining Area

A well-set dining area helps buyers picture themselves gathering around the table.

Ensure all surfaces are clear of dust, papers, stacks of magazines
If available, place decorative place settings and/or a center piece
Please have all chairs pushed in and evenly spaced
Vacuum rug/carpet in dining area
If necessary, remove child booster seats/high chairs

Living Area

This is where buyers imagine relaxing — let's make it feel warm and inviting.

Ensure all tables are clear of clutter (coasters, papers, magazines, remotes)
Remove clutter from mantel/hearths (neutral art and decor okay)
Make sure fireplace area is cleaned and presentable
Please fluff and place pillows appropriately
Remove all children toys

Bedroom Prep

Clean, calm, and clutter-free — that's the goal for every bedroom.

Make sure all beds are made with decorative pillows placed properly
Clear off nightstands of personal items and clutter
Remove personal pictures from walls and surfaces (neutral art/decor okay)
Remove all items from under beds, tables, chairs
Remove wall stickers and/or personalized names from walls

Bathroom Prep

Sparkling clean bathrooms photograph beautifully and leave a lasting impression.

Make sure all counter tops and shelves are clear of clutter and dust
Remove all toiletry items (soaps, toothbrushes, medicines, brushes, bags)
Clear out shower/bathtub unless staged with clean towels
Please make sure the shower/tub are free of soap residue
Remove dirty laundry/towels
Make sure toilet seats are down

Pets

We love your fur babies — but they need to sit this one out.

Place all food/water bowls, beds, toys, kennels in a closet
Remove lint and hair from furniture using a vacuum or lint roller
Please contain your pets in a safe place
Please make sure the yard is free and clear of any pet waste/toys
